My wife Lindsey and oldest daughter Sydney bonded in the kitchen while cooking; my youngest daughter Parker and I ran our first Naples Turkey Trot 5k together, and 5,000 people turned out for the race!
Here in Naples, season has officially arrived — and you can feel it. Buyer activity has picked up, listings are moving, and the winter travel season is already bringing strong momentum into the market.

This month’s data across 16 premier Naples golf course communities shows a market that is elevated, resilient, and gradually normalizing after the rapid run-up of recent years. Average prices and price-per-square-foot remain at historically strong levels across the board, with several clubs still posting double-digit year-over-year gains. At the same time, select communities are seeing gentle price softening, which is creating fresh opportunities for buyers who have been waiting to enter the Naples golf lifestyle.
Inventory has widened in many clubs—particularly in mid- and upper-mid price points—giving buyers more choice, while flagship communities with the strongest locations and amenities remain relatively tight. Total sales activity confirms that demand for golf, resort-style amenities, and gated living is still very much in play, with several communities showing notable increases in closed sales over the past 12 months.

NAPLES PREMIER GOLF COMMUNITIES – AVERAGE SALES PRICE (12-Month Rolling Average)
Across the 16 golf communities, average sale prices have largely held their ground at luxury levels, with a mix of modest pullbacks and standout gains. The overall picture is one of stability at the top of the market rather than sharp price declines.
Highlights:
- Talis Park leads the field at approximately $5.56M (+9.4%), underscoring sustained demand for top-tier, amenity-rich golf living. The data is slightly skewed as there were only 6 homes that closed in the last 12 months.
- Vineyards (+20.9%), Wyndemere (+19.6%), and Twin Eagles (+10.1%) each post strong year-over-year price growth, showing buyers are still willing to pay up for refreshed product and club lifestyles in these communities.
- Legacy clubs such as Grey Oaks (+1.0%) and Mediterra (-1.4%) are essentially flat year over year, which is a positive sign after several years of rapid appreciation.
NAPLES PREMIER GOLF COMMUNITIES – AVERAGE PRICE PER SQFT (12-Month Rolling Average)
Price per square foot remains firmly in luxury territory, with only mild easing in many communities and meaningful gains in a select few. This suggests that while buyers are more value-conscious, they continue to pay a premium for the right home, view, and club experience.
Highlights:
- Talis Park ($1,134/sf, +0.7%) and Pelican Bay ($1,130/sf) continue to command some of the highest golf-related prices per square foot in the Naples area.
- Tiburon (+9.9%), Vineyards (+9.0%), and Wyndemere (+6.3%) show solid price per sqft growth, reflecting renewed confidence in these clubs.
- Even where price per sqft is slightly lower year over year—such as Grey Oaks, The Quarry, and Bonita Bay—values remain well above pre-2020 levels.

Listing inventory is expanding in many clubs, giving buyers more options and variety, while a handful of flagship communities remain comparatively tight. Overall, supply levels feel more balanced and closer to long-term norms for the luxury golf segment.

- Buyer choice has increased meaningfully in communities such as Colliers Reserve (+100%), Twin Eagles (+100%), Audubon (+83.3%), Bonita Bay (+41.7%), and The Quarry (+18.8%).
