Who Can Help You Find the Best Golf Community Home in Naples?
Lucky for you, I specialize in selling real estate within Naples golf communities, and regularly work with buyers to help them find the best Naples golf community to fit their needs. I have the knowledge and client reviews to support my 23+ years in real estate. As an avid golfer myself, I bring firsthand knowledge of these courses and clubs to every conversation with buyers.
I have detailed 10 of the top Naples golf course communities below, all with private courses requiring membership. There are quite a few more I wanted to add to the list but I had to stop at 10 as this post is a bit lengthy as it is, there are just so many great options in Naples. I’m in regular contact with the membership directors and help my customers understand and navigate the membership process and the golf membership waitlists which currently exist at most but not all clubs.
Also, most clubs (but not all) allow a buyer to bypass the golf membership waitlist if they are purchasing a home where the seller is giving up their golf membership upon sale of the home. Typically this doesn’t avoid the membership initiation fee but does bypass a lengthy and what is often a multi-year wait. Clubs offer a varying amount of play when on their waitlists and also offer expanded privileges in the off-season. Several of the clubs even have waitlists for their waitlists!

What Do Buyers Most Often Ask About Naples Florida Golf Communities?
- What are the top private golf communities in Naples, Florida?
Naples is home to more than 75 private golf courses, with the most sought-after communities including Grey Oaks, Quail West, Mediterra, Tiburón, Talis Park, Bay Colony, Collier’s Reserve, Pelican Bay, Fiddler’s Creek, Wyndemere, TwinEagles, and Bonita Bay. Each offers a distinct lifestyle, course design, and price point. Grey Oaks is widely considered the most prestigious, with three championship courses and a central Naples location three miles from the beach. Quail West appeals to buyers wanting larger estate lots and newer construction. Mediterra stands out for its private beach club and two Tom Fazio-designed courses. The right community depends on your priorities, as course quality, location, amenity package, and membership structure all vary considerably across the market. - How much does a golf membership cost in Naples?
Golf membership initiation fees at Naples’ top private clubs range from approximately $125,000 at Wyndemere to $400,000 at Fiddler’s Creek, where the fee is fully refundable upon club exit. Most equity memberships fall between $150,000 and $300,000, with annual dues ranging from roughly $17,000 to $31,000 depending on the club. Bay Colony sits at the higher end at approximately $350,000 initiation and $29,400 in annual fees, while TwinEagles offers a more accessible entry at around $150,000 and $19,428 in annual dues. These figures change periodically. Mediterra, for example, is increasing its initiation from $250,000 to $300,000 on August 1, 2026. Always verify current fees directly with the club or with a Naples golf community specialist before making a decision. - What is the difference between bundled and equity golf memberships in Naples?
In a bundled golf community, the golf membership is included with the home purchase. There is no separate initiation fee, though annual dues still apply. Naples has 18 bundled golf communities, making them an attractive option for buyers who want the golf lifestyle at a lower upfront cost. In an equity golf community, the membership is purchased separately from the home and typically involves a significant initiation fee. Naples has 47 equity golf communities, including all 12 featured in this guide. Equity memberships generally offer a more controlled membership roll, better tee time availability, and higher course and facility standards. Many equity clubs also limit total membership to 250 or fewer golfers, meaning no tee times are needed and the experience remains consistently uncrowded. - Which Naples golf community is best for luxury homebuyers?
There is no single answer, as the best Naples golf community depends on what matters most to the buyer. Grey Oaks is the top choice for buyers prioritizing location, amenity depth, and prestige, with homes averaging $1,060/SF and three championship courses minutes from Old Naples. Quail West suits buyers wanting estate-scale lots and newer homes, with prices averaging $920/SF. Bay Colony appeals to those seeking the most exclusive setting, with the highest average prices in this guide at $1,276/SF and a beachfront lifestyle. Talis Park attracts buyers who want a newer, more social community with a Greg Norman and Pete Dye-designed course. For buyers focused on value without sacrificing quality, Wyndemere and TwinEagles offer equity memberships and strong amenity packages at significantly lower price points. Matt Brown works across all of these communities and can help you identify which fits your priorities, budget, and lifestyle. - Can I bypass the golf membership waitlist when buying a home in Naples?
In most cases, yes. If the seller is surrendering their golf membership upon sale, the buyer can typically assume that membership and bypass the waitlist. This does not waive the initiation fee but avoids a wait that can span several years at the most popular clubs. Most of Naples’ top private clubs currently have waitlists, and several even maintain waitlists for their waitlists. Club Pelican Bay has suspended new membership applications entirely due to demand. Some clubs offer limited playing privileges while members wait, with expanded access during the off-season. Working with a Naples golf community specialist who has direct relationships with membership directors, like Matt Brown, ranked #13 in Naples by RealTrends Verified, can make a significant difference in navigating availability and timing. - Can I buy a home in a Naples golf community without joining the golf club?
In most of Naples’ equity golf communities, purchasing a home does not require you to take a golf membership. You can own a property in communities like Grey Oaks, Quail West, Mediterra, or Tiburón and opt for a social membership instead, which typically provides access to dining, fitness, tennis, and pool facilities without the golf initiation fee. However, some communities have rules requiring homeowners to hold at least a social membership, so there is usually some mandatory club participation. In bundled golf communities, the membership is tied to the property and transfers automatically with the sale, so opting out is not an option there. If golf is not a priority but you are drawn to the lifestyle and amenities these communities offer, there are options worth exploring. Matt Brown can walk you through the membership structures at each community and help you find a fit that matches both your lifestyle and your budget.
