WATERFRONT LIVING IN ROYAL HARBOR NAPLES, FL – HOMES WITH PRIVATE DOCKS

Discover One of Naples’ Top Boating Neighborhoods

Nestled on the eastern shore of Naples Bay, Royal Harbor is located on the east side of Naples Bay and minutes from Old Naples. Royal Harbor offers waterfront living and the incredible Naples boating lifestyle. Royal Harbor is home to about 540 single family homes with a few condos. Newly constructed luxury homes take full advantage of the waterside location. It is an award winning community in one of the most desirable locations in Central Florida.

Development began in the 1950s, and the neighborhood has evolved significantly over the years. Royal Harbor homes range from smaller, original residences to expansive modern builds, with a steady wave of tear-downs and new construction starting in the late 1990s and continuing today. Much of the new development aligns with market conditions, creating a mix of vintage charm and contemporary design.

Royal Harbor offers direct Gulf access via Gordon Pass, making it a top choice for boaters. Though not beachfront, the prestigious Royal Harbor community is walkable to the sand and only a short distance from the shops and restaurants of 5th Avenue South in Olde Naples.

Royal Harbor Homes

Royal Harbor has seen a steady transformation over the last 15+ years. Many of the original homes built in the 1950s still stand, offering opportunities for renovation. At the same time, there’s been a noticeable shift toward new construction, replacing smaller, older homes with larger modern builds that reflect current trends. Mediterranean-style homes have given way to more transitional and coastal-contemporary designs, with clean lines, open spaces, and upgraded finishes.

Today, the neighborhood includes everything from modest single-family homes to sprawling estates—many with private docks and no-bridge access to the Gulf through Gordon Pass. Some homes sit directly on Naples Bay, offering sweeping views, while others back onto deep-water canals perfect for boating.

As a real estate agent who has toured many of these homes personally, here’s what stands out to me:

  • Waterfront access from every home—either on the bay or canals
  • Lot sizes that allow space for outdoor living, pools, and entertaining areas
  • Homes range from around 1,800 sq ft to 10,000+ sq ft estates
  • Architectural styles include coastal-modern, transitional, and contemporary
  • Prices range from the $700,000s to over $10 million
  • Condos in the community offer a more compact option, typically between 1,000–1,700 sq ft

Whether you’re looking for a project to renovate or a move-in-ready luxury property with direct Gulf access, Royal Harbor gives you plenty of strong options in one of Naples’ best boating neighborhoods.

Dining, Shopping and Entertainment

Royal Harbor is just a mile from world-class shopping and dining in Old Naples on either Fifth Avenue South or Third Street South.  On Third Street South, Tommy Bahama and Campiello are highlights, while Fifth Avenue South is home to Ocean Prime and Bar Tulia, among others. You can also enjoy more casual dining in Tin City, with Kelly’s Fish House or Riverwalk.  Another notable option for food is Celebration Park, a permanent food truck park hard to find outside of the Bayshore Arts District. For more dining recommendations, check out our Restaurants+ page. For your retail adventures, there are a wide choice of shops in Old Naples, ranging from designer brands to local crafts and gift shops.

Grocery shopping is covered by Oakes Farms, a local family run business which also runs Food & Thought (organic general store) and Seed to Table in North Naples (both a car ride away from Royal Harbor but worth the time).  Oaks Farms is one of the largest independently owned agribusinesses in South Florida, and it can trace its history right back to the 1930’s, still under the same family ownership. Other options include Wynn’s Market and several Publix locations.

If you’re looking for something outdoors, deep-water fishing is a quick boat ride away at the Ten Thousand Islands. For a change of scenery, head south to Marco Island for a weekend escape with beaches, dining, and boutique shopping. A bit further north, Sanibel Island is a favorite for shelling and beachcombing. And if you’re up for a day trip, the Everglades National Park is close enough for birdwatching, alligator sightings, and exploring Southwest Florida’s natural landscape.
