The fall season is off to a strong start in the Naples real estate market. Buyer activity remains consistent across the luxury segment, and recent reports confirm renewed momentum in overall home sales. According to Gulfshore Business Report, Naples-area transactions and pending contracts have climbed steadily as we move into the fourth quarter, signaling growing confidence among both buyers and sellers.

My current clients are using these conditions to their advantage—positioning their homes strategically. The market remains highly localized, and properly priced, well-presented properties continue to attract attention from buyers interested in securing a property in southwest Florida before the winter weather arrives up North.

Naples Real Estate News and Market Developments

Construction continues to reshape the Naples landscape, with several high-profile projects progressing across the city.

  • JW Marriott Hotel – Palm Street: The downtown waterfront site north of Royal Harbor on Tamiami Trail East is under construction. Once complete, this JW Marriott will elevate downtown Naples’ hospitality sector and attract a new wave of luxury travelers.
  • Waterside Shops Expansion – RH (Restoration Hardware), Williams Sonoma/Pottery Barn, and Eddie V’s Prime Seafood are all in active construction phases. These additions reinforce Waterside’s position as one of Southwest Florida’s premier retail and dining destinations.
  • Oakes Farms Redevelopment – Davis Boulevard: Proposed plans call for a two-story grocery store roughly three times the size of the original, along with a 239-room hotel, 186 residential units, restaurants, a wellness center, retail, and structured parking. In recent weeks, three penthouses at 3300 Gulf Shore Blvd sold for more than $40 million combined, establishing a benchmark for high-end condominium sales in 2025. These transactions underscore sustained demand for coastal properties and new construction inventory throughout Naples.

Looking ahead, the Naples Beach Club Four Seasons Resort is scheduled to open in mid-November 2025. This landmark project will further strengthen Naples’ global profile as a top luxury destination. In this month’s Naples real estate market trend review, I charted the market trends for all properties in Naples over $1M and included separate single family home and condominium trend lines as well as the combined trend line for all properties. Sales in Naples over $1M represent the top 26% of the overall market based on sales in the last 12 months, more specifically the top 18% of the condo market and the top 32% of the single family home market. The charts display market data over the last 5.5 years. Please note that most charts represent a 12-month rolling average or rolling total.

This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide 6 months of supply is often considered to be a balanced market but within Naples luxury market, the typical level of supply escalates up to 30+ months as the price point increases.
