Naples continues to buzz with activity this May—season may be winding down, but the headlines tell a different story. From record-breaking home sales to new developments and summer events, there’s a lot happening across town.
One of the biggest headlines: billionaire David Hoffmann (read bio) purchased a Port Royal estate for $85 million (read more). The sale set a new record for Collier County and highlights Hoffmann’s continued investment in the Naples area (read full story)—further proof that the city continues to attract top-tier luxury interest.
Despite national headlines of a cooldown, Naples’ market tells a more nuanced story. A recent article shows how high-end homes are still moving, especially when priced right (details here). In development news, a proposal to expand the Inn on Fifth would bring new luxury suites to Downtown Naples (see update). Please note that most charts represent a 12-month rolling average or rolling total.
AVERAGE SALES PRICE (12-month rolling average)
The average sales price for a single family home in the following Naples area golf communities over the last 12 months (compared to the same 12 month period a year ago):
- Talis Park: $4,865,467 (+4.4%)
- Mediterra: $4,452,978 (+16.3%)
- Quail West: $4,441,659 (-9.1%)
- Grey Oaks: $4,424,625 (-4.8%)
- Bonita Bay: $1,705,982 (+4.3%)
- Tiburon: $1,546,775 (-34.6%)
- Twin Eagles: $1,484,604 (+30.3%)

MONTHS SUPPLY
This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide, 6 months of supply is often considered to be a balanced market, but within many of Naples’ luxury neighborhoods, 10-12 months is a better baseline for a balanced market. The level of supply typically escalates as the price point increases, and 20-24 months is not uncommon at $10M+.

- Twin Eagles: 55 days (+3.8%)
- Quail West: 46 days (-25.8%)
