The Naples real estate market stayed active in April 2025, with closed sales rising 8.9% from March to 893—the highest monthly total so far this year. This uptick helped ease inventory slightly to 11.2 months of supply, the lowest level in 2025, despite fewer new listings hitting the market.
New listings dropped 3.1% to 1,333, and while pending sales dipped slightly from March to 1,004, they remained higher than any month in the past year. Price decreases also dropped to 2,572, showing sellers are continuing to adjust to market conditions.
The median days on market fell to 84, reflecting steady buyer demand. With more appropriately priced homes and improved negotiation room, today’s buyers still benefit from more options, less pressure, and better terms in a market finding its balance.
