Greetings – I hope you’re enjoying your summer so far and have been able to travel somewhere interesting (and hopefully cooler!) as well as spend time with family. My family has been loving our summer sunshine, the turquoise Gulf waters, and our afternoon rain showers, and we’re looking forward to spending the 4th of July in Naples!

A few timely highlights from around Naples I have included below in this month’s newsletter, and of course, my regular market commentary and real estate news.

  • Delnor-Wiggins Pass State Park was just named one of the Top 10 Beaches in the U.S. by Dr. Beach—a well-deserved honor for this local gem known for its pristine shoreline and calm Gulf waters. Read more here.
  • Naples tour – Rising Tide Explorers recently earned national recognition, ranking #3 for Best Kayak Tour in the U.S. in USA Today’s 2025 Readers’ Choice Awards. It’s a great reminder of the unforgettable nature tours we have right here in our own backyard. Read more here.
  • Luxury real estate continues to grow, with new high-end condos planned for the Gulf-front site once occupied by the historic Club Lulu, damaged by Hurricane Ian. The upcoming project aims to blend modern coastal luxury with Naples charm. See the story.
  • In outdoor news, the state has added the Bonita-Estero Rail Trail to the Florida Forever conservation program—an exciting step forward for preserving green space and expanding future recreational opportunities. Read more.

MONTHS SUPPLY

This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide, 6 months of supply is often considered to be a balanced market but within Naples luxury market, the typical level of supply escalates up to 30+ months as the price point increases.
