Southwest Florida Real Estate Newsletter – August 2025
I hope everyone has enjoyed their summer! I was able to get away with my family to Montana and Yellowstone National Park for a good break and some cooler weather, I hope your summer travel plans all came together as well.
The real estate market in Naples has continued to be a challenge to predict with some properties selling quickly while others take much longer to find the right buyer and the right price. The upper end of the market has been stronger than at lower price points, most likely due to high interest rates providing a strong headwind for the sector of the market that is more sensitive to mortgage rates. This month, I included trend charts below for the $5M+ market which has picked up over the last year with sales up 14.3% in the last 12 months. Across all price points in Naples, the overall Naples market continues to gradually soften with sales volume down 8.4% over the last year and inventory is up 13% above where it was 1 year ago with 5,308 properties on the market. Conversely, the average sales prices and average price per square foot remain near all-time highs, pending contracts are up 18.4% this July compared to last July and inventory has come down 30.6% since peaking at 7,651 properties in March.
A highlight for our community—USA Today readers and judges named the Naples Winter Wine Festival the best wine festival in the country, surpassing events in California and New York. This celebrated event not only brings world-class wines to Naples but also raises millions for local nonprofits.
Looking ahead, Naples will also host the sixth annual Live Fest, headlined by Grammy Award–winning and multi-Platinum country artist Darius Rucker. The event takes place December 13 at Tiburón Golf Club, bringing top-tier entertainment to Southwest Florida’s largest outdoor music festival. We have attended this event every year and are looking forward to it!
On the statewide stage, Gables Estates (south of Miami), a gated community in Coral Gables FL, was named the most expensive neighborhood in America based on Zillow’s home value data and Port Royal in Naples ranked #2 in the nation. Seven of the 10 priciest neighborhoods are now located in the Sunshine State, while the remaining three are in California. The rankings place both neighborhoods ahead of Beverly Hills, California, marking a new pinnacle for Florida luxury real estate.

In this month’s Naples real estate market trend review, I charted the market trends for all properties in Naples over $5M and displayed the single family home and condominium trend lines as well as the combined trend line for all properties. The charts display market data over the last 5.5 years. Please note that most charts represent a 12-month rolling average or rolling total.
AVERAGE SALES PRICE (12-month rolling average)
The average sales price for single family homes and condominiums in Naples over $5M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: $10,831,949 (+23.9%)
- Condominiums: $7,183,032 (-2.6%)
- All Property Types: $10,114,379 (+19.3%)
AVERAGE PRICE PER SQFT (12-month rolling average)
The average sales price per square foot for single family homes and condominiums in Naples over $5M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: $1,975/SF (+17.9%)
- Condominiums: $1,693/SF (-4.5%)
- All Property Types: $1,920/SF (+13.3%)
MONTHS SUPPLY
This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide 6 months of supply is often considered to be a balanced market but within Naples luxury market, the typical level of supply escalates up to 30+ months as the price point increases.

- Single Family Homes: 17.1 months (-20.1%)
- Condominiums: 15.7 months (-15.1%)
- All Property Types: 17.1 months (-19.3%)
HOMES FOR SALE
The number of single family homes and condominiums for sale in Naples over $5M for June 2025 (compared to June 2024):
- Single Family Homes: 273 homes (-9.0%)
- Condominiums: 67 condos (-2.9%)
- All Property Types: 340 properties (-7.9%)
NEW LISTINGS (12-month rolling total)
The total number of new listings of single family homes and condominiums in Naples over $5M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 559 homes (+7.5%)
- Condominiums: 155 condos (+7.6%)
- All Property Types: 714 properties (+7.5%)
PENDING SALES (12-month rolling total)
The total number of pending sales of single family homes and condominiums in Naples over $5M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 237 homes (+32.4%)
- Condominiums: 59 condos (-7.8%)
- All Property Types: 296 properties (+21.8%)
TOTAL SALES (12-month rolling total)
The total number of single family homes and condominiums sold in Naples over $5M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 192 homes (+14.3%)
- Condominiums: 47 condos (+14.6%)
- All Property Types: 239 properties (+14.4%)

- Condominiums: 110 days (-18.5%)
