Southwest Florida Real Estate Newsletter – April 2025
Season is winding down, and as expected, buyers are taking their time making decisions after spending the past few months exploring options. I’ve been fortunate to stay busy showing properties, guiding clients through purchases, and helping sellers position their homes for success.
One of the big local highlights this month—Naples was ranked #2 in USA Today’s list of Best Small Town Food Scenes! It’s no surprise to those of us who live here, but it’s always great to see our vibrant culinary scene getting national recognition. From locally loved seafood spots to refined fine dining, Naples continues to shine as one of the top dining destinations in the country.
Adding to the excitement, a Gulf front estate in Naples just sold for $225 million, ranking among the highest-priced home sales in U.S. history. This sale (read more here) underscores the incredible strength of Naples’ luxury real estate market.

March 2025: Naples Market Trends and Commentary
In this month’s Naples real estate market trend review, I charted the market trends by price range. The graphs below represent separate trend lines for all properties (single family homes and condominiums combined) and display market trends over the last 5 years.
Key Naples Market Trend Takeaways:
- The average selling price of a property in Naples went up 7.5% (to $1,112,673) over the last 12 months vs the previous 12 month period. Between $1M to 8M, the average selling prices were fairly stable and over $8M the average selling price went up by 8.2%.
- The average selling price per square foot of a property in Naples went up 2.2% (to $465/SF) over the last 12 months vs the previous 12 month period. The average price per square foot went down 1.8% for properties $1M to $2M in the last year but increased 1.7% for properties $4M to $8M and increased 8.2% (to $2,264/SF) for properties over $8M.
- Months of Supply of Properties for Sale in Naples went up 48.1% (to 11.4 months) for all properties in March 2025 vs March 2024. Supply increased for all price points except over $8M the supply is down 13.7% compared to March of 2024.
- The number of properties for sale in Naples has increased to 37.0% (to 7,521 homes) across all price points in March 2025 vs March 2024. The percentage increase was a consistent 26-27% from $1M to $8M and over $8M it was only up 7.1%.
- Number of sales closings in Naples were down 9.0% (to 823) in March 2025 vs March 2024 but were up 14.3% over $8M.
- Number of sales closings in Naples were down 7.9% (to 7,909) over the last 12 months vs the previous 12 month period. The higher the price, the more sales activity there was with number of sales up 5.2% for properties $4M to $8M and up 35.6% over $8M.
AVERAGE SALES PRICE (12-month rolling average)
The average sales price for a property in Naples over the last 12 months (compared to the same 12 month period a year ago):
- $1M to $2M: $1,381,649 (-0.6%)
- $2M to $4M: $2,766,213 (+1.0%)
- $4M to $8M: $5,470,030 (+1.2%)
- $8M or more: $13,171,920 (+8.2%)

AVERAGE PRICE PER SQFT (12-month rolling average)
The average sales price per square foot for a property in Naples over the last 12 months (compared to the same 12 month period a year ago):
- $1M to $2M: $601/SF (-1.8%)
- $2M to $4M: $956/SF (+0.2%)
- $4M to $8M: $1,376/SF (+1.7%)
- $8M or more: $2,264/SF (+8.2%)

MONTHS SUPPLY
This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide 6 months of supply is often considered to be a balanced market but within Naples luxury market, the typical level of supply escalates to up 24 months as the price point increases.
The months of supply for properties in Naples in March 2025 (compared to March 2024):
- $1M to $2M: 13.3 months(+41.5%)
- $2M to $4M: 17.1 months (+31.5%)
- $4M to $8M: 21.3 months (+21%)
- $8M or more: 34.7 months (-13.7%)

HOMES FOR SALE
The number of properties for sale in Naples in March 2025 (compared to March 2024):
- $1M to $2M: 1,304 properties (+27.0%)
- $2M to $4M: 797 properties (+25.9%)
- $4M to $8M: 397 properties (+27.2%)
- $8M or more: 286 properties (+7.1%)

NEW LISTINGS
The number of property listings in Naples in March 2025 (compared to March 2024):
- $1M to $2M: 264 listings (-3.6%)
- $2M to $4M: 143 listings (+8.3%)
- $4M to $8M: 51 listings (-1.9%)
- $8M or more: 25 listings (-34.2%)

PENDING SALES
The number of pending sales in Naples in March 2025 (compared to March 2024):
- $1M to $2M: 173 pending sales (-8.9%)
- $2M to $4M: 77 pending sales (-12.5%)
- $4M to $8M: 39 pending sales (+34.5%)
- $8M or more: 16 pending sales (0.0%)

TOTAL SALES
The number of sales in Naples in March 2025 (compared to March 2024):
- $1M to $2M: 119 sales (-19.0%)
- $2M to $4M: 63 sales (-7.4%)
- $4M to $8M: 23 sales (-23.3%)
- $8M or more: 16 sales (+14.3%)
