Naples Board of Realtors Market Report March 2025 | NABOR
The Naples real estate market shifted toward buyers in March 2025, with more homes available and steady but cautious buyer activity. Inventory grew 36.1% to 7,483 properties, giving buyers even more options. New listings increased 5.1% to 1,617, while closed sales dropped 9.3% to 820 compared to last year but rose significantly from February.
The median closed price remained stable at $650,000, up just 0.1% from last March but down 2.4% from February. A record 3,305 price decreases gave buyers even more negotiating power. Sellers received an average of 94.3% of their asking price, showing signs of a more flexible market.
Experts say today’s buyers benefit from more choices, less competition, and better terms as the market adjusts. With inventory levels now higher than pre-COVID times and 11.4 months of supply, buyers have more flexibility and time to find the right home in today’s Naples market.
