The March 2026 NABOR data is out.

A few numbers worth paying attention to:

— $1.5M–$5M closed sales up 14.7% on a rolling 12-month basis
— Months of supply in that segment compressed from 15.6 to 10.7 — a 31.4% reduction
— Naples Beach single-family closed sales up 33.3% in March alone
— Overall luxury inventory down 19.5% year-over-year

The headline median price is down, and that gets most of the attention. But the supply compression tells a different story. The window for extended buyer negotiation in the $1.5M–$5M range is narrower than it was six months ago.
