What Does This Month’s Market Data Reveal About Naples’ Premier Golf Course Communities?
This month’s data across 16 premier Naples golf course communities shows a market that is elevated, resilient, and gradually normalizing after the rapid run-up of recent years. Average prices and price-per-square-foot remain at historically strong levels across the board, with several clubs still posting double-digit year-over-year gains. At the same time, select communities are seeing gentle price softening, which is creating fresh opportunities for buyers who have been waiting to enter the Naples golf lifestyle.
Inventory has widened in many clubs particularly in mid- and upper-mid price points giving buyers more choice, while flagship communities with the strongest locations and amenities remain relatively tight. Total sales activity confirms that demand for golf, resort-style amenities, and gated living is still very much in play, with several communities showing notable increases in closed sales over the past 12 months.
If you’re exploring Naples golf communities or need guidance on golf memberships, I’d be happy to point you in the right direction. Golf communities are one of my specialties, and I’m here to help.
October 2025: Naples Market Trends and Commentary
Across the 16 golf communities, average sale prices have largely held their ground at luxury levels, with a mix of modest pullbacks and standout gains. The overall picture is one of stability at the top of the market rather than sharp price declines.
Highlights:
- Talis Park leads the field at approximately $5.56M (+9.4%), underscoring sustained demand for top-tier, amenity-rich golf living. The data is slightly skewed as there were only 6 homes that closed in the last 12 months.
- Vineyards (+20.9%), Wyndemere (+19.6%), and Twin Eagles (+10.1%) each post strong year-over-year price growth, showing buyers are still willing to pay up for refreshed product and club lifestyles in these communities.
- Legacy clubs such as Grey Oaks (+1.0%) and Mediterra (-1.4%) are essentially flat year over year, which is a positive sign after several years of rapid appreciation.
Price per square foot remains firmly in luxury territory, with only mild easing in many communities and meaningful gains in a select few. This suggests that while buyers are more value-conscious, they continue to pay a premium for the right home, view, and club experience.
Highlights:
- Talis Park ($1,134/sf, +0.7%) and Pelican Bay ($1,130/sf) continue to command some of the highest golf-related prices per square foot in the Naples area.
- Tiburon (+9.9%), Vineyards (+9.0%), and Wyndemere (+6.3%) show solid price per sqft growth, reflecting renewed confidence in these clubs.
- Even where price per sqft is slightly lower year over year such as Grey Oaks, The Quarry, and Bonita Bay values remain well above pre-2020 levels.
Listing inventory is expanding in many clubs, giving buyers more options and variety, while a handful of flagship communities remain comparatively tight. Overall, supply levels feel more balanced and closer to long-term norms for the luxury golf segment.
Highlights:
- Buyer choice has increased meaningfully in communities such as Colliers Reserve (+100%), Twin Eagles (+100%), Audubon (+83.3%), Bonita Bay (+41.7%), and The Quarry (+18.8%).
- Inventory remains limited in high-demand clubs like Talis Park (7 listings, flat year over year), Pelican Bay (-28.9%), Grey Oaks (-25.0%), Mediterra (-40.7%), Olde Cypress (-44.4%), and Fiddler’s Creek (-17.6%), supporting price integrity.
- Many buyers now have a more realistic mix of options from ultra-luxury estates to upper-mid golf homes without the extreme scarcity seen in 2021–2022.
Sales activity across the 16 clubs reflects a healthy, more sustainable pace of demand. While some of the highest-priced enclaves are seeing fewer transactions, several communities are recording impressive gains in closed sales over the past year.
Highlights:
- Pelican Bay stands out with a +139.1% increase in total sales, indicating strong absorption at its current price levels.
- Wyndemere (+325%), Mediterra (+18.5%), Quail Creek (+15.8%), Olde Cypress (+26.3%), Vineyards (+4.3%), Fiddler’s Creek (+1.4%), and The Quarry (+3.2%) all show year-over-year growth in closings.
- Even in communities where total sales are lower such as Talis Park, Grey Oaks, Bonita Bay, and Audubon the reduced volume is consistent with their higher price points and more curated buyer pool.

What Are The Best Private Golf Courses and Golf Course Communities To Explore In Naples, Florida?
Naples is one of the strongest golf destinations in the country, and many clients ask which private golf courses offer the best overall experience and/or which Naples golf course communities are the most popular. Naples stands out; its golf clubs combine strong course design, well-kept fairways, and a year-round golf lifestyle that appeals to both seasonal and full-time residents.
This month’s featured guides highlight several of Naples’ top golf courses and communities, breaking down design styles, playability, and membership features. These posts also explain why Naples continues to attract golfers who want consistent playing conditions, professional-level practice facilities, and communities built around the sport.
If you’re planning to compare private clubs and golf communities, find out which are still accepting memberships (or have a smaller waitlist), or want clarity on which courses offer the most value, these guides are a helpful starting point. Next steps would be to connect so I can share additional insights on membership demand, waitlists, and real estate opportunities tied to each club.
What Are The Top Golf Courses In Naples Golf Communities?
Golf remains one of the defining pillars of the Naples lifestyle, and it’s no surprise that many buyers begin their home search by zeroing in on communities known for exceptional golf programs. From championship-caliber layouts to vibrant racquet programs, wellness amenities, and diverse residential options, these clubs appeal to buyers seeking both elite golf access and an elevated, well-rounded community experience.
Below is an updated overview of the golf communities highlighted in my market commentary. For readers looking to compare these neighborhoods more closely, I bring deep expertise in Naples golf communities paired with the insight of an avid golfer who knows these courses firsthand.

- Collier’s Reserve Country Club – An Arthur Hills course along the Cocohatchee River in a low-density, all single-family community, recognized as the world’s first Audubon Signature Sanctuary golf development.
- Wyndemere Country Club – A centrally located club with 27 holes of Arthur Hills golf, strong racquets and fitness amenities, and a mix of villas, condos, and single-family homes in a lush, established setting.
- TwinEagles Golf & Country Club – Two championship courses (including a Jack Nicklaus–designed layout), a newly renovated clubhouse, and a quieter, nature-oriented location in northeast Naples.
- Vineyards Country Club – A long-established, 36-hole private club with a broad range of condos, villas, and single-family homes, known for its central location and active golf and racquets programming.
- Quail Creek Country Club – A traditional private club with two walkable 18-hole courses and large homesites, appealing to buyers who value space, mature landscaping, and a classic club atmosphere.
- The Quarry Golf Club – A unique lakeside golf community built around a large recreational lake, offering a championship course plus boating, beach club, and an increasingly resort-style amenity package.
- Olde Cypress Golf Club – A low-density, North Naples golf community with a highly regarded 18-hole course, updated club facilities, and single-family homes that appeal to year-round and seasonal residents.
