Naples’ real estate market showed surprising strength in September, a month that typically slows. Pending sales jumped 21.1% to 753, while closed sales rose 10.7% to 602, according to the Naples Area Board of REALTORS® (NABOR®). Analysts credited the uptick to strong buyer demand and the absence of storm disruptions.
Inventory increased 3% year-over-year to 4,804 properties, even as new listings fell 11.5% to 972. The months of inventory tightened from 13.1 in January to 7.1 in September, signaling an improving market balance.
The median closed price dipped 6.3% to $550,000, still well above pre-pandemic levels. Analysts say Naples’ steady demand and resilience continue to offer opportunities for both buyers and sellers.
