As we wrap up December 2025, the Naples real estate market continues to feel calmer and more balanced than in recent years. Buyers and sellers in both Naples and Bonita Springs are making decisions with more patience, more information, and fewer emotional pressures.
This is especially true in the Naples luxury real estate space. The market hasn’t stopped—it’s simply become more selective. Homes that are priced well and located in strong neighborhoods are still moving, while others require adjustments and realistic expectations.
Naples Housing Market Snapshot
- Single-family homes: Sales activity increased year-over-year, and average prices rose modestly. That tells us buyers are still active, but they’re focused on quality rather than rushing to buy.
- Condominiums: Condo sales slowed, inventory grew, and pricing softened overall. Buyers now have more choices and more room to negotiate, especially outside prime locations.
- Inventory levels: Single-family homes sit around eight months of supply, while condos are closer to twelve months. This gives buyers time to make thoughtful decisions instead of feeling rushed.
- What hasn’t changed: Location, condition, and lifestyle still matter most. The best homes continue to attract attention.
In the coastal areas west of U.S. 41, luxury single-family homes continue to perform well. Sales increased over the past year, inventory declined, and pricing remained steady to slightly higher. Buyers are clearly willing to move forward when the property checks the right boxes.
Luxury condominiums tell a more mixed story. Inventory increased and sales slowed, which gives buyers more leverage. At the same time, higher-quality units are still commanding strong interest. Buyers are being careful and selective, not hesitant. Coastal Naples remains highly desirable. Buyers are simply taking their time and choosing wisely.
