The October 2023 NABOR Real Estate Market Report for Naples reveals continued positive trends, with a 6.8 per cent increase in the median closed price, now at $645,000. New listings expanded by 3.2 per cent, offering diverse options for buyers.

Sellers in Naples remain open to negotiations, evident in a steady 96.3 per cent in the percentage of list price received. Despite initial concerns post-Hurricane Ian, prices have remained stable, especially in the condominium market. Single-family home prices saw a marginal 21.1 per cent decrease.

The challenge of limited listings persists, contributing to a slow recovery in overall inventory, which increased by 30.5 per cent in October to 2,953 homes. Despite declines in pending and closed sales (5.8 per cent and 10.2 per cent, respectively), the market remains favourable for buyers.

Sherry Stein, Managing Broker at Berkshire Hathaway HomeServices, highlights the advantages of purchasing during this period, driven by lower interest rates. Brokers recommend maintaining active listings in the fall to capitalize on market dynamics.

The report notes a significant 22.8 per cent increase in the median closed price for beach-proximate single-family homes, reaching $3,840,000 in October 2023.
