Naples closed 73 single-family sales above $10 million in the 12 months ending August 2026, up from 70 a year earlier, and the median closed price on those sales rose 17.4% to $15,500,000. Condominiums above $5 million closed 52 sales over that same window, up from 48, at a median of $6,850,000. The clearest signal sits one tier below. Between $1.5 million and $5 million, NABOR reports sales up 32.8% and inventory down 29% for the 12 months ending July 2026, which took that segment from 11.1 months of supply a year ago to 5.8 months today. Eleven months of supply is a buyer's market. Around six months is balanced.

NAPLES REAL ESTATE MARKET TRENDS: A NOTE FROM MATT BROWN
I hope you and your family had a great summer. Hard to believe September is here already!
July and August are usually the months I catch my breath, but not this year. The increase in buyer activity that started in Q4 last year and continued through season has held up even through the typically quieter summer months. Active inventory in the $1.5-$5M range is down 29% from 1 year ago; active inventory in the $5M+ category is down 18.7% from July 2025. Ryan Bleggi, our regional VP at William Raveis, put numbers to what I have been feeling on the ground in the July NABOR market report, “There were 10 sales above $10 million in July, including four transactions exceeding $20 million. The ultra-high-end market is very active this summer. And as consumer tastes continue to evolve, Naples continues to benefit from that demand.” That is not what a normal Naples summer looks like.
So this month I am taking you to the top of the market. Single-family homes above $10 million, condominiums above $5 million, two new construction developments going up in Coquina Sands, and what the numbers actually say when you put Port Royal next to Old Naples. Across Naples, Florida the median closed price between $1.5 million and $5 million was $2,250,000 over the trailing 12 months, and above $5 million it was $7,350,000.

This tier is doing something that looks contradictory until you sit with it. Sales are up almost 33% while inventory is down 29%, and the median closed price came down a little over 3%.
More buyers chasing fewer homes at softer prices usually means one thing. Sellers who wanted to move got realistic, and buyers rewarded them for it. Naples has not seen this many transactions in this price segment since the 2nd year of the pandemic rush from 6/2021 to 5/2022.
The months of supply number tells the rest of the story. A year ago this tier carried 11.1 months of inventory, which is firmly a buyer's market. Today it is 5.8 months. That is balanced, and that shift happened in 12 months.
If you are selling between $1.5 and $5 million, the buyer pool is deeper than it was and your competition has thinned considerably. If you are buying in this range, you have less to choose from than last summer and you are paying about 1% closer to asking than buyers paid last year.

The number I keep coming back to is the split between houses and condominiums.
Single-family sales above $5 million rose 20.5% this year. Condominium sales in the same range fell 4.4%. They are two similar markets, with similar price tags, blending the figure for the Naples ultra-luxury market hides half of the story.
Sellers above $5 million are getting slightly more of their asking price than they did a year ago, 92.7% against 92.0%. At the same time, inventory dropped almost 19% and months of supply came down from 14.9 to 11.0 months.
11 months of supply is entering seller's market territory in this price segment which over the last 5 years peaked at 30.5 months of supply in January 2024 and got as low as 4.1 months during the pandemic.
The buyers I work with above $5 million are not in a hurry, and neither are the sellers. Deals at this level get made on terms as much as on price.

WHAT IS THE NAPLES FLORIDA AVERAGE HOME PRICE IN THE NAPLES BEACH AREA?
The Naples Beach area consists of three ZIP codes and eight communities: Port Royal, Aqualane Shores, Old Naples, Coquina Sands, The Moorings, Park Shore, Pelican Bay/Bay Colony, and Vanderbilt Beach. It is the most expensive stretch of the greater Naples area by median closed price, and it behaves differently than the rest of the market.

The median closed price for a single-family home in the beach area rose 31.6% to $2.5 million. The average closed price rose 95.3% to just over $5.2 million. When the average nearly doubles and the median moves a third as fast, that is not the whole market lifting. That is the very top of the market pulling the average up behind it.
Condominiums in the same three ZIP codes went the other direction on price while volume climbed almost 30%. Buyers showed up and found value where a year ago they found competition.
Inventory fell in all three ZIP codes, and 34102 posted the highest median closed price in the greater Naples area at $2,475,000.

A proposed East Naples subdivision has been replaced with a plan for an 18-hole private golf club.
The Collier County Planning Commission voted 5 to 1 on August 20 to recommend rezoning 169 acres at 341 Sabal Palm Road, where the developer had previously proposed 423 homes. The plan now includes a private course, practice facilities, and 10 transient cabanas, and it goes before the Board of County Commissioners on September 22.

GULFSHORE BUSINESS
A 542-acre private motorsports club is proposed in eastern Collier County.
Hyper Club would combine two driving circuits, an existing 2.1-mile straightaway, vehicle storage condominiums, and a clubhouse near I-75 and DeSoto Boulevard, with up to 100 residential units and more than 70% of the site kept as open space. It remains under review by county, state, and federal agencies, and nearly 8,900 people have signed a petition opposing it.

GOLF COURSE ARCHITECTURE
Construction has begun on Pandion Club, a new private golf club in Estero.
The Hoffman Family of Companies is building an 18-hole par-71 Kyle Phillips course in a heathland style, playing from 5,400 to 7,220 yards, with Bob Wren of Old Collier as director of agronomy. The golf-only club is targeting 280 members and a 2027 opening, with no residential component. Estero sits just north of Naples.

The prior year average closed price includes a single sale at 2200 Gordon Drive in Port Royal that closed on April 25, 2025 for $133,177,500. Excluding that one transaction, the prior year average closed price was $16,472,497, and the year over year change in average closed price becomes positive 5.8% rather than negative 3.9%. The median is unaffected, which is why the median is the headline figure.
73 ultra luxury homes closed above $10 million across the Naples area in the last 12 months, against 70 the year before. 79 are still listed. 12 are under contract as I write this.
Buyers at this level paid 91.7% of asking.
Old Naples closed 12 homes above $10 million and Aqualane Shores closed 13.
Volume barely moved, up 4%, but the median closed price climbed 17.4% to $15,500,000. Port Royal drove most of that, where the median rose 13.8% to $19,950,000 on one fewer sale. Aqualane Shores went the other direction, with its median down 25% to $12,000,000 on two more closings.
Port Royal accounted for 23 of those closings, more than Old Naples and Aqualane Shores put together. Old Naples closed 12 homes above $10 million and Aqualane Shores closed 13.

The MLS codes The Ritz-Carlton Residences Naples as its own development rather than under Vanderbilt Beach, where it physically sits. Its four active listings, from $5,200,000 to $8,100,000, and three pending sales, from $7,700,000 to $9,700,000, are therefore not counted in the Vanderbilt Beach figures above. They are included in the Naples area totals.
52 condominiums closed above $5 million in the last 12 months, up from 48 the year before, and the median closed price rose 5.4% to $6,850,000.
What those numbers hide is where the activity moved. A year ago Pelican Bay/Bay Colony and Park Shore accounted for 37 of the 48 closings above $5 million. This year they accounted for 30 of 52, and the difference went to newer buildings. Also hidden from the statistics is a substantial amount of new construction contracts and sales closings as projects only enter a sample of their offerings into the MLS. As the number of new development projects increases in Naples, the amount of sales activity excluded from the statistics increases significantly.
Vanderbilt Beach went from one closing to seven. Kalea Bay went from one to six. Naples Beach Club, which had no closings a year ago, recorded five (per MLS records) at a median of $14,000,000.
Coquina Sands has recorded no closings above $5 million in two years and carries 12 active listings today. Those are Olana and Rosewood, and they have not completed construction yet.
Put those together and the pattern is straightforward. Condo buyers at this level are increasingly comfortable moving forward.

Old Naples followed at $15,870,833, up 15.1%. The Moorings averaged $14,162,500, up 9.3%, and Aqualane Shores averaged $13,683,333, down 17.3%.

3 of these four communities cut their standing inventory by double digits this year while holding or growing their sales count. That is the definition of a market absorbing supply. The William Raveis Market Report (Community Snapshot) puts Port Royal at 28 single-family closings across all price points with an average sales price of $21,094,821, down 15%, against inventory that fell 30%. Old Naples closed 66 across all prices, up 38%, with inventory down 21%. Both communities are selling more and listing less.

Park Shore led the $5 million and above condominium segment on Naples Florida average home price at $9,931,250, up 46.6% year over year, the largest increase of any community in this report. Pelican Bay/Bay Colony averaged $7,474,444, down 5.9%. Vanderbilt Beach averaged $7,291,667, up 11.3%, and Kalea Bay averaged $5,870,000, up 9.6%.

The condominium market above $5 million had a quieter year across the greater Naples area. Closed sales in that range slipped 4.4%, while single-family sales above $5 million climbed 20.5%.
That Naples area figure does not tell you much about the beach, though. Vanderbilt Beach went from one closing above $5 million to seven. Kalea Bay went from one to six. What I am seeing is not buyers stepping back from the beach. It is buyers finally clearing inventory that had been sitting.
Park Shore numbers stand out, with an average sales price of $9,931,250, up 46.6% in a single year. In a segment where fifteen sales make a year, one or two very large transactions move the average considerably. Price per square foot rose 12.5%, which is the steadier measure and still a strong result.
Pelican Bay/Bay Colony remains the deepest market of the four, with the most listings available above $5 million.

How Do Naples FL Home Prices Compare Across Port Royal, Old Naples, and New Construction?

These two communities sit less than a mile apart and behave differently.
Port Royal is the deeper and more expensive market. It closed nearly twice as many homes above $10 million and did so at a median roughly $5.25 million higher.
Both communities gained ground on price this year, but not equally. The Port Royal median rose 13.8% against 6.2% for Old Naples. Port Royal is where the very largest transactions happen, and in a segment this thin, two or three of those set the tone for everything.
If you want a waterfront home on a larger estate lot with access to the exclusive $100-million-dollar private Port Royal Club, Port Royal is your market. If you want walkability to restaurants, shops and the beach, Old Naples is likely a better fit.
