Naples Board of Realtors Market Report June 2025 | NABOR
In June, Naples buyers enjoyed the most summer inventory in over a decade. Listings rose 18.2% to 5,885 homes compared to June 2024, giving buyers more options and helping pending and closed sales each rise 1.5%.
The median closed price eased 3.2% to $576,000, while the average sales price jumped 12.4% to $1.2 million. Luxury sales remained strong, with $5M+ closings up 13.6% over the past year.
Even though 1,282 sellers pulled their listings in June, the market stayed stable, with serious sellers still making deals. Buyers have more choice and negotiating power, while realistic pricing continues to attract offers.
