In July, Naples buyers continued to benefit from a stable housing market supported by strong demand. Pending sales surged 19.9% to 807 homes under contract compared to July 2024, while closed sales also rose 2% to 624.
The inventory reached 5,224 properties, up 11.4% from last year, although levels have been gradually declining since peaking in March. New listings decreased 7.2% to 804, reflecting fewer fresh options for buyers; however, the overall supply remains higher than it was a year ago.
Sellers showed flexibility, recording 1,296 price decreases in July and accepting an average of 94% of the list price. Even with these adjustments, home values held firm — far above pre-pandemic levels — underscoring the market’s resilience and sustained buyer confidence.
Analysts agree Naples’ enduring appeal continues to support healthy activity, with buyers still finding opportunities and sellers achieving solid results in a balanced environment.
