I grew up playing golf in suburban Philadelphia, traveling the region competing in tournaments as well as caddying for most of my teen years. Needless to say, golf has and will always be a part of my life. When I can’t get out on the course, watching a tournament on TV completes my weekend. Southwest Florida is a dream come true for many reasons and golfing year round has it’s advantages… with 80+ championship courses in Naples alone, finding time to play them all is my biggest challenge! Market Reports – Jan 2021 Newsletter
2020 provided a couple dramatic unexpected turns for our real estate market in Naples – first of which was a slowdown with activity grinding almost to a halt in mid-March and April, then a dramatic acceleration starting in May through the end of the year with luxury properties selling with greater velocity than ever seen before with 826 sales of $2M or more, 68% more than 2019. Inventory of properties on the market over $2M averaged 17 months of supply during 2019 and was quickly reduced to only 6.4 months by the end of 2020.
Overall the 2020 Naples real estate market ended the year with a total of 12,529 properties sold (59% single families and 41% condominiums), up 21%
from 2019 and an overall average sales price of $702,165, up 16.4% from 2019 with averages of $832,025 for single families and $518,472 for condominiums.
