The Naples real estate market stayed strong in February 2025, with more homes available and steady buyer interest. Inventory grew 35.8% to 7,320 properties, giving buyers more options. New listings remained steady at 1,710, while closed sales dropped 9.5% to 584 compared to last year but increased 6% from January.
The median closed price rose 4% to $650,000, but 2,883 price decreases gave buyers more opportunities. Sellers received an average of 94.8% of their asking price, keeping the market competitive.
Experts say today’s sellers are in a better position than in past downturns, with many having strong home equity. Also, 76.9% of buyers paid in cash, showing continued demand. With more choices and price adjustments, buyers have more flexibility in today’s market.
