Notably, the inventory surged by 66.6% compared to February 2023, reaching a total of 5,139 properties for sale. This uptick in inventory is accompanied by a 24.6% increase in new listings, underscoring sustained market activity.

Sellers have responded actively to market dynamics, with 2,264 price decreases reported in February, reflecting an understanding of the need for strategic pricing strategies.

Buyer intent continues to prioritize finding the right home, prompting REALTORS® to adapt their approaches accordingly. Despite a slight decline in pending sales compared to February 2023, activity surged by 73.2% compared to the previous month, indicating ongoing market engagement.

Opportunities abound across segments, with inventory for homes under $500,000 up by 58.6% and high-end segments experiencing notable increases, particularly condominiums priced over $5 million, which saw a surge of 182.6%.
