In August, Naples buyers benefited from a stable housing market supported by strong demand. Closed sales rose 11% to 604 compared to August 2024, while inventory reached 4,892 properties, up 9.1% year-over-year despite seasonal summer declines. Pending sales outpaced last year for the fourth consecutive month, reflecting continued buyer interest.
Sellers adjusted to market conditions, with the overall median closed price dipping slightly, 1.1% to $588,500. Single-family home inventory fell from 3,120 in May to 2,418 in August, while the median closed price for these homes rose to $732,000, remaining well above pre-pandemic levels.
Analysts agree Naples’ enduring appeal continues to support a balanced market where buyers find opportunities and sellers achieve solid results.
