This month in April 2021 Newsletter I’m highlighting Bonita Springs as it’s a area popular with some of my clients and has been bursting with sales activity lately – in fact, there is now less than a 1 month supply of properties and property values are trending up!  Located along the Gulf of Mexico just North of Naples, and only 20 miles from the SWFL International Airport, Bonita Springs offers miles of pristine beaches and is lush with luxury real estate options whether you are looking for waterfront living or a home nestled in golf community.

Sales activity in Bonita Springs has exploded in Q12021 with 55% more closed sales than the first 3 months of 2020. Pending sales are up 72% and inventory is down 80% resulting in a meager housing supply of less than 0.7 months. Median pricing of single family homes is up 23% and condos increased 11%. As of 4-29-21 there were only 159 homes/condos listed for sale in the MLS, 518 currently pending (wow!) and 1109 closed in 2021. Over $2M, there were 35 closings, 29 are pending and only 16 active listings in April 2021 Newsletter. The highest priced closed sale was $7.875M, a 7000 SF furnished beachfront home built in 2009, on a 0.33ac lot with 50’ of beach frontage ($1125/SF).
