Our 2025 peak season is well underway and will be coming to a close within the next month. Sales activity is expected to continue beyond the end of season as buyers feel ready to make decisions after exploring their options over the winter months. Gratefully I have been super busy, listing and prepping homes for sale as well as advising buyers looking to purchase in Southwest Florida.

As some of you might know, I have a extensive history with new construction projects, developing on a smaller scale personally as well as selling within many of the new communities in the Naples area. I feature comprehensive information many of the area’s top new construction projects on my website. For those curious or interested in the Four Seasons Naples Beach Club, the 2nd phase of 83 Golfside Residences just obtained approval to begin construction and began selling units, prices start around $7M. February 2025: Naples Market Trends and Commentary
In this month’s Naples real estate market trend review, I included properties above $2 million in sales price. The charts below represent separate trend lines for single-family homes and condominiums and display market trends over the last 5 years.
Key Naples $2M+ Market Trend Takeaways:
- There are more higher priced properties selling in the past year compared to the prior year with the average selling price and selling PPSF up in the range of 5.7% to 14.2%.
- Inventory continues to build, reaching new all-time highs for the number of $2M+ properties available for sale. Inventory tends to peak in March so it’s likely we will see a new record next month.
- Sales of properties over $2M were significantly (18.2 to 32.6%) better in February 2025 compared to February 2024 but similar for the last 12 month period compared to the prior year
- Total sales volume of homes over $2M were 3x more than condos over $2M and dollar volume of sales of single families over the past year were 18.7% higher than the prior year, condos were up 5.4%
- Properties over $2M are taking significantly (33.8% to 57.6%) longer to sell than the prior year but still well below pre-pandemic typical average days on the market
AVERAGE SALES PRICE (12-month rolling average)
The average sales price for a property over $2M in Naples over the last 12 months (compared to the same 12-month period a year ago):
- Single Family Homes: $4,972,795 (+14.2%)
- Condominiums: $3,726,448 (+6.9%)

AVERAGE PRICE PER SQFT (12-month rolling average)
The average sales price per square foot for a property over $2M in Naples over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: $1,186 (+7.9%)
- Condominiums: $1,255 (+5.7%)

MONTHS SUPPLY
This is one of the most informative metrics regarding the current supply/demand balance of the real estate market activity since it combines the pace of sales with the number of properties currently available. The months of supply metric tells us how long it would take for all the properties on the market to be sold if sales continued at the current pace and no additional listings came on the market. Nationwide 6 months of supply is often considered to be a balanced market but within Naples luxury market, the typical level of supply escalates to up 24 months as the price point increases.
The months of supply for properties in Naples over $2M in February 2024 (compared to February 2023):
- Single Family Homes: 19.8 months (+18.6%)
- Condominiums: 20.0 months (+25.8%

HOMES FOR SALE
The number of properties for sale in Naples over $2M in February 2024 (compared to February 2023):
- Single Family Homes: 1,002 (+23.1%)
- Condominiums: 477 (+24.2%)

NEW LISTINGS
The number of property listings in Naples over $2M in February 2025 (compared to February 2024):
- Single Family Homes: 205 (+7.3%)
- Condominiums: 85 (-24.8%)

PENDING SALES
The number of pending sales in Naples over $2M in February 2025 (compared to February 2024):
- Single Family Homes: 88 (+4.8%)
- Condominiums: 37 (-17.8%)

TOTAL SALES
The number of sales in Naples over $2M in February 2025 (compared to February 2024):
- Single Family Homes: 57 (+32.6%)
- Condominiums: 653 (+18.2%)

TOTAL SALES (12-month rolling total)
The number of sales in Naples over $2M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 607 (+3.9%)
- Condominiums: 286 (-1.4%)

DOLLAR VOLUME OF CLOSED SALES (12-month rolling total)
The total dollar volume of property sales in Naples over $2M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: $3,018,486,535 (+18.7%)
- Condominiums: $1,065,764,105 (+5.4%)

AVERAGE DAYS ON MARKET (12-month rolling average)
The average days on the market for a property in Naples that sold above $2M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 99 (+33.8%)
- Condominiums: 104 (+57.6%)

AVERAGE PERCENT OF LAST SALES PRICE (12-month rolling average)
The average discount below the last asking price for a property in Naples that sold above $2M over the last 12 months (compared to the same 12 month period a year ago):
- Single Family Homes: 6.7% discount from last asking
- Condominiums: 5.3% discount from last asking
