Motivated sellers in May found success by pricing their homes to attract buyers, helping pending sales rise 10.9% to 951—one of the strongest months in over a year. However, closed sales slipped 6.2% from April to 779, as some buyers remained cautious due to ongoing economic uncertainty.
New listings dropped 22.9% to 952, the lowest level this year, while inventory rose to 6,524 homes, giving buyers more choices. Even with more homes on the market, 2,023 sellers lowered their asking prices, showing continued adjustment to current conditions.
The median closed price fell to $590,000, down 9.1% from May 2024, as serious sellers embraced more flexible pricing. While rising tensions and market concerns are affecting confidence, Naples is still holding up better than many parts of Florida, with low overall supply and steady long-term demand.
Buyers now benefit from more selection and room to negotiate, while sellers who are realistic about pricing are still making deals happen.
