It’s been almost 6 weeks since Hurricane Ian barreled through SWFL and the clean-up progress that has been made so far is incredible! The resources and services provided by the State of FL, FEMA, Lee County, Collier County and the City of Naples as well as many other organizations and volunteers has been tremendous and we truly appreciate it!

For those of you who are considering returning to your home in SWFL or planning a visit, see updates below and also please note the area hotels have been at or near 100% capacity since the storm as several of them are closed until sometime next season so it’s best to make reservations in advance. For those of you visiting soon, there are many restaurants that were not damaged or have bounced back quickly and are fully open: Restaurants Open after Hurricane Ian.

Storm Clean Up Update:

City Of Naples: Total volume of debris collected as of 11/1 has now exceeded 240,000 cubic yards. This equates to 75 Olympic-size pools filled to the top with debris. Another way to visualize the volume is to imagine 6,000 garbage trucks filled with debris lined up 22.5 miles long. The City is working very hard to try and beat earlier projections for completion by January 2023. All beach access is currently closed, City Staff is in the process of making repairs at the beach access points that were the least affected and will advise which access points will be open soon.

Collier County (including Marco Island): Debris removal pushes ahead toward ‘substantial completion’ by Thanksgiving in Collier County. Countywide, more than 864,000 cubic yards of debris have been removed to date. More than 200 trucks are working from 7 a.m. to 7 p.m. seven days a week to get the city and county cleaned up. Currently, there is no deadline for the clean-up effort, which is expected to run through early next year.

Collier County Beaches: Crews cleaning Collier County beaches hopeful to open soon. Crews have been on the beaches cleaning and raking in Naples and other parts of Collier County since the Saturday after the storm. Officials are aiming to open all county beaches in the next few weeks or possibly in a month. Video: Inactivity at Collier County beaches helping ecosystem heal.

Lee County: Lee County hit a new milestone with 2 million cubic yards of debris collected in one month – a rate three times faster than collections after Hurricane Irma. Total collections from Hurricane Irma in 2017 were 1,749,948 cubic yards in 111 days. Hurricane Ian debris collection crews beat that number on Nov. 1 – only 28 days into collections. Crews are setting new industry records with daily debris collection totals ranging from 78,000 cubic yards to nearly 100,000 cubic yards. There are 133 specialized debris trucks working continuously in Lee County each pulling a trailer that doubles collection capacity.

Lee County’s debris contractor, CrowderGulf, estimates that the first pass to remove hurricane debris in unincorporated Lee County will be completed within the next 30 days. Each neighborhood will receive, at minimum, a second pass for debris removal. Additional passes will be conducted as warranted, particularly in those neighborhoods that experienced both wind damage and severe flooding.

Fort Myers Beach: Town of Fort Myers Beach residents can now access the Town any day of the week. Monday/Tuesday daily access is no longer restricted. Curfew will still apply every day, which is 7 PM– 7 AM. FMB was severely impacted by the storm and while daily cleanup continues nearly one month after Hurricane Ian’s destruction on Fort Myers Beach’s Estero Island, many buildings, boats and homes still look the same the day after landfall.

Sanibel/Captiva Islands: Exactly 3 weeks after the storm, the Sanibel Causeway reopened restoring vehicle access to the mainland. On Oct. 28, City Manager Dana Souza explained that access to the islands on Oct. 31 and Nov. 1 would be open to residents, businesses, private contractors and property owners, versus only essential response personnel as was previously discussed as part of a schedule.

Market Update:

📊 Sales activity actually picked up in Naples in October with 600 properties pending compared to 500 in September, this was unexpected considering the storm hit on Sept 28th. With 900 new listings coming to market in October, Naples buyers had 24% more listings to choose from compared to a low point in September with only 727 new listings. Inventory held steady at 2.5 months of supply and the average closed sales price moved up 13% to $952,000.

Some areas such as Park Shore/Moorings/Coquina Sands saw a spike in new listings due to storm affected properties being listed for sale with 37 new single family homes listed in October vs. only 6 in September. Many of the homes damaged by flood waters were built in the 1960s-1970s at too low of an elevation, therefore won’t be rebuilt and are being sold at lot value.
